Of course, the logical solution is to buy some cheap land in a rural part of the deep South and build your plant there, rather than on the other side of Kansas from any ocean.

No, the logical solution is to build your plant where it makes sense.

Overland shipping is comparatively cheap. It doesn't matter if it has to travel overland to get to port, either by road or by rail.
