So I made an offer on a house, and it was accepted.  It's a deal, contingent on inspections.

I just got back from the inspection.  I think I'm still in shock.  Extensive termite damage - literally everywhere. I have never seen someone put a screwdriver through a 2 by 10 like it was made of paper.  Or, in this case, termite crap. 

Needless to say, I'm backing out of the deal.  I will get my earnest money back.

Holy mother of crap, that inspector was worth every penny!

When my employer was relocating me, even though I was buying a new house, I STILL hired an inspector. He only found a few minor items (which the builder promptly fixed) but IMHO the guy was worth the money.

For a termite-infested home like Nick1911 was going to buy . . . he earned every penney of his fee.

When I got my house, the termite inspection was done separately.  I think it is required most of the time. 


.....but yeah, a good anal retentive home inspector is worth every penny.  If you don't get one, the person who buys it from you later will.

I thought most lenders required a termite inspection these days.

FHA-insured mortages require a termite inspection, but conventionals normally don't.
