What the heck kind of "alleys" are you driving in that would require AWD??
I can't imagine that AWD would be practical for you unless you drive in snow or rought dirt roads a lot.

In town it is mostly clearance, the Scion just does not have it. And yes we have some alleys here that are like 80% pits 13% ruts and 7% gravel. Just horrendous.
The wife and I are planning to move to a more rural location so we're thinking that having capable vehicles expands our options in terms of what property to buy.
