Price and how it's already developed make it unique.  A quick browsing of private islands around the world...it's a steal.
But I prefer warmer climes.

Hey, we had our chance at several Caribbean islands over the years, but none of you cheapskates would pony up for them, so suck it up and buy a sweater.  

I actually would like the climate, I think. One of the things that kept me from moving to Hawaii (besides the politics) is the monotony of the weather. If I would have moved there, it would have been the big island and up high so I could at least experience minimal seasonal changes. I like shorts and flip flops weather for a few weeks of vacation, but not all year, especially if I have to do any kind of outdoor work-like activities.

Fresh water is likely from wells on the island. Even though you're surrounded by salt water, fresh water, in the form of rain, is less dense than salt water.

When it rains and the water percolates down through the ground it forms a fresh water layer on top of the salt water.

If that weren't the case, Hawaii wouldn't be habitable by the number of people that are living there.


Power? Probably a distribution cable from the mainland.
