Just filed my first ever homeowners insurance claim

Last night went to do laundry and noticed the carpet was damp.  Looked around the washer and dryer and nothing was wrong, then I looked up.  The paint is sagging on the ceiling...  not good.  Of course it rained like crazy yesterday.

I touch it and put my finger through the sheet rock.  No more water comes out but clearly there is a problem here.  I knock out some more ruined sheet rock and poke around wtih a flashlight but don't see anything.

Today I need to get up on the roof in daylight and see if there is anything obvious I can quick patch with some silicon to head off any further damage.  This is at a minimum going to be a bunch of sheet rock work/mold remediation along with some roofing repairs.  I'm waiting for a call back from the adjuster.

The roof is less than 10 years old and under warranty.  I have a feeling my insurance is going to tell to pound sand though since water damage is not covered unless a covered event caused the access. edit - read that wrong, that exception is only for personal property.  The only damage to my stuff is the washing machine got slightly damp.

Fun times.

Well, talked to the adjuster and based on my description I should only have a $500 deductible for the repairs..  not set in stone yet of course.  It will get looked at this week to figure out exactly what happened and where to go.  If the issue is weather related it is a $2500 deductible.  If it is a defect in the roof it is $500.  My position right now is that it is a defect in the roof.

Still sucks, though. $500 is twenty rounds of .223.

I have filed several since moving into this house.  Three hail storm roof replacements and one lightning strike....chris3

Just got done with the adjuster.  I didn't rip out all the bad sheetrock since I wanted the full damage to be apparent when they were here.  We ripped it out just now and the issue is a nail in the drain pipe from the upstairs bathroom that has been there since the house was built ~16 years ago.  Good news is the repair shouldn't be too bad other than that drain pipe is going to be fun to work around since it is boxed in.

It is much more powerful to seek Truth for one's self.  Seeing and hearing that others seem to have found it can be a motivation.  With me, I was drawn because of much error and bad judgment on my part. Confronting one's own errors and bad judgment is a very life altering situation.  Confronting the errors and bad judgment of others is usually hypocrisy.

Here is the damaged pipe.  Once we got in there deeper we found it was two freaking nails in the pipe.  It amazes me it took till now for it to leak enough to be noticeable given the cracks.  The nails were towards the top so I guess that is why.  Working around the pipe wasn't so bad once we decided all the framework was rotten and had to come out...

Our last apartment before we bought a house, someone had driven a nail into the line leading out of the hot water tank. Took years before it started leaking, and then dumped a crapton of water down the wall (upstairs apartment) into our downstair neighbor's breaker panel.  First indication anyone had there was an issue was when their electricity kept tripping off at the panel main, open the dead front and hey look at all the water coming out.  :O And of course the gate valve that was 2 inches before the puncture failed, so they spent literally hours trying to sweat a fitting on with water running through it.  ;/
