Yes, so far the rent IS insane.
I'm staying with my dad in The Plains right now.
I've sent my resume to a few places and had a ride-along/interview with a company out of Vienna earlier this week.  Nothing else back from them so far.
I've gone to school for and have done residential and commercial HVACR for over 4 years now.
Problem is, every job ad I see for that says "DL and transportation required."
So until I get my license, I'm stuck, but at least dad is actually willing to help out with that.

I wouldn't go quite that far.  Yes, if you live in the right place, you can get by without a car, but it won't be easy.  If you want to live car-free, DC is your best bet.

Renting is getting better now that home values are crashing.  Back in 2001, I went from renting an apartment to buying a home because rents had risen past what it would cost me to buy a townhouse 3x the size of my apartment.  That was before calculating in the mortgage interest deduction.

I don't know if they're hiring or not, but have you checked with Woody's Sudden Service in Manassas?  If nothing else, getting to "the office" in the morning would be simpler for you.  They replaced our furnace and AC last year and did a good job.

It's become apparent that I wont be able to make much headway without a license, so I guess we're going to work on that.
I'm going to call that company I rode along with today though and see what's up with that.
They talked like I was practically hired Monday and the guy told me to take as long as I needed to get my license.

Good news!

And it seems to me HVAC has at least some recession proof-ness. Unless things are so bad that people are abandoning buildings and turning their HVAC off, when that stuff breaks, people/landlords still need to fix it.
